When you start running Airbnbs on the Costa del Sol, the linen decision seems obvious: buy sheets and towels, wash them yourself or through a service, replace when they wear. Most new hosts never even consider linen rental. But once you are running three or more properties — or one big villa with five-plus beds — the economics flip.

  • Washing cost: either your time + domestic utility bills, or a per-wash commercial laundry fee (roughly €5.75/kg at our rates).
  • Storage: physical space for three complete sets per bed + spare towels. In a property that sleeps eight, that is a meaningful cupboard.
  • Replacement: even well-cared-for hotel linens last roughly 18-36 months of weekly use before they look visibly tired. Budget for full replacement every two years.
  • Inventory management: tracking which sets are in rotation, at the property, in the laundry pile, or wearing out.
  • Accident replacement: guest incidents — wine, makeup, damage — happen. Budget 10-15% annual loss.

For a three-bedroom Marbella Airbnb with 40-50 changeovers a year, the fully-loaded linen cost is typically €2,000-3,500 annually once you account for purchase, replacement, and laundering.

How linen rental works

Under a rental arrangement, you do not own the linens. You pay a monthly fee per bed and per bathroom. We supply the hotel-grade sheets, duvet covers, pillowcases, and towels. They rotate through our laundry — you always have a fresh set at the property between guests. When a linen wears out or is damaged by a guest, we replace it at no charge to you.

Practically: a driver arrives at your property with fresh linens in a clean delivery bag, takes the dirty linens from the previous guest, and delivers them both in one visit. Your cleaner does not have to think about linen inventory — it arrives and leaves on schedule.

When rental makes sense

Rental wins if:

  • You have 3+ properties (capital cost of owning 3x inventory becomes real)
  • Your properties have 4+ bedrooms (towel and linen volume scales steeply)
  • You want predictable monthly operating costs (no surprise replacement quarters)
  • You value time over capital — inventory management is genuinely annoying
  • Your positioning is premium, and you want hotel-grade standardised quality without managing it yourself
  • You operate seasonally and do not want to store linens year-round

Owning wins if:

  • You have a single one- or two-bedroom apartment (low-volume, easy to manage)
  • You are budget-conscious and can absorb the capex vs ongoing rental cost
  • You have specific aesthetic requirements (printed patterns, specific colours) that a rental service does not stock
  • You run your property personally and enjoy the control

The math for a typical Marbella 3-property host

A host we work with manages three 2-bedroom Airbnbs on the Golden Mile. Before switching to rental:

  • Linen purchase: €2,400 initial + €1,200/year replacement = €3,600 year 1, €1,200/year after
  • Laundry cost: ~€180/month = €2,160/year
  • Total year 1: €5,760. Year 2+: €3,360
