The 11am-to-3pm Airbnb Turnover: How to Hit It Every Time on Costa del Sol

If you run a Costa del Sol Airbnb, you already know the hardest four hours in your week. Guest A checks out at 11am. Guest B checks in at 3pm. In between, your property needs to flip: beds stripped and re-made with fresh linens, bathrooms reset, towels replaced, kitchen cleaned, floors vacuumed, pool towels swapped, bed linens from the previous stay washed — and ideally some kind of human sanity still left intact.

We run laundry turnovers for a lot of Marbella and Mijas Costa hosts, so we see every way this window gets managed. Here is what separates the hosts who hit it every single changeover from the ones who are constantly apologising to guests about a delayed check-in.

Rule 1: Never launder on turnover day

This is the single highest-leverage rule. If you are washing the previous guest’s sheets on turnover day, the turnover clock is actually your washing machine clock. And a domestic washing machine plus dryer takes roughly three hours to process one bed’s worth of linens, which does not fit in a four-hour window once you factor in driving, waiting, and actually making the beds.

The fix: always have one full clean set ready to go. When Guest A checks out, your cleaner grabs the fresh set from storage, dirty set goes in a laundry bag, fresh set goes on the bed. The dirty set gets laundered later — either by your service the same day, or by you at your leisure over the next 24 hours. That way the turnover is driven by human speed (which is fast) not machine speed (which is slow).

For a one-bedroom apartment this means owning at least two complete sets of sheets and towels. For a five-bedroom villa, at least three sets per bed is the practical minimum, ideally four.

Rule 2: Pick a laundry service that runs your schedule, not theirs

The second biggest mistake: using a drop-off laundromat for rental turnovers. Drop-off runs on the laundromat’s schedule. Your Airbnb runs on your booking calendar. These two rarely align, and when they do not align on a turnover day, you are the one apologising to Guest B.

Rule 3: Build a turnover checklist for your cleaner

If your cleaner is improvising the turnover, you will get inconsistent results. Write a physical checklist taped to the inside of a cupboard or a laminated card in the linen closet. Items it should include for a typical Marbella property:

  • All beds stripped, used linen bagged, fresh linen installed (hospital corners, pillow protectors, optional decorative pillows)
  • All bath towels removed, new set placed on toilet or vanity (folded, not just stacked)
  • Pool towels swapped (Marbella-specific — guests expect this in summer)
  • Bathrooms cleaned (toilet, shower, sink, mirror, floor)
  • Kitchen reset (dishwasher running or emptied, wipe all surfaces, empty bin)
  • Fridge checked (previous guest leftovers removed)
  • Floors vacuumed or mopped
  • Welcome items placed (water bottles, coffee, cleaning supplies visible)
  • Photo taken of each room’s final state (for dispute resolution if a guest complains later)
  • Linen bag left in agreed location for laundry pickup

Rule 4: Accept that one hour is a buffer, not a feature

Even with perfect planning, things happen. Guest A overstays by 20 minutes, your cleaner’s previous job runs long, a surprise stain needs attention. Build the 11am-to-3pm window as a real four-hour job with a one-hour buffer — so actual target finish is 2pm, not 3pm. Guests who arrive early (and they do) land in an already-ready property, which earns 5-star reviews.
