How the numbers are calculated
We built this to be honest — which means the self-managed number is a realistic one, not a worst case we invented to make WashMe look better. If the maths comes out in your favour for self-managed, that’s probably correct, and you should stick with it.
Self-managed assumptions
- €80 per bed initial linen investment — two full sets (sheets, duvet cover, pillowcases) plus towels. Mid-market hotel-grade cotton, not luxury.
- 25% replacement per year — short-term-rental linen wears out 3-4× faster than residential. Stains, guest damage, fade.
- Cleaner time scales with property size — 0.5 h fixed (driving, coordination) plus 0.75 h per bed (strip, load, unload, iron, fold, remake). A 2-bed takes ~2 h of human laundry labour per turnover; a 4-bed takes ~3.5 h. Doesn’t include the clean itself.
- €18/hour cleaner rate — Costa del Sol 2026 average for experienced short-term-rental cleaners. Higher in Puerto Banús, lower inland.
- €3.50 per turnover utilities — detergent, softener, water, electricity, washer/dryer wear.

- Studio / 1-bed: €28 per turnover
- 2-bed: €35 per turnover
- 3-bed: €50 per turnover
- 4-bed: €68 per turnover
- 5-bed: €85 per turnover
- 6+ bed: +€15 per additional bed
Includes linen rental (sheets, duvet covers, pillowcases, towels), pickup, hotel-grade washing, ironing, folding, and delivery before the 15:00 check-in window. One consolidated monthly invoice for your portfolio.
What’s not in the calculator
Some things are hard to quantify but real:
- Guest complaints from bad linen. A 3-star Airbnb review because of stained sheets = 10-15% less booking income for the next 90 days until it’s buried.
- Cleaner burnout. Short-staffed cleaners who have to do laundry leave. Training replacements takes weeks.
- Peak-season capacity. July and August, your washing machine will break. Local laundromats will have queues. We reserve capacity for our clients.
- Your time. Hours you spend managing linen inventory, ordering replacements, checking that cleaners actually washed properly — that time is worth something too.
